You may be closer to buying than you think.

Most people wait because of what they assume. Here's what's actually true.

You may need less saved up.

Some loans ask for as little as 3.5% down. We'll tell you which ones to ask a lender about.

Your credit doesn't have to be perfect.

Plenty of people buy with less-than-perfect credit. We'll see where you stand and what would help.

Nothing gets signed until you understand it.

You'll know what each step is before you take it.

Questions people ask.

If yours isn't here, text us.

Do I need to be pre-approved first?

Not to talk to us. You'll want it before you make an offer, and we'll tell you what to have ready.

How much do I need saved?

It depends on the loan and the price. Some ask for as little as 3.5% down. Tell us your situation and we'll walk you through the options.

What if my credit isn't great?

Then we find out what it would take. Knowing the gap early is how people close it.

Who will I be working with?

Roberto, with help from people he works with closely. You'll know who to ask.

Can I use a VA loan?

Yes. VA loans can need nothing down. If you're moving on orders, tell us your timeline and we'll plan the search around it.

What does it cost me to work with you?

Roberto's fee is 2.5% of the purchase price. You'll see it in a written agreement before you tour any homes, and sellers often agree to cover some or all of it.

Can I just look for now?

Yes. Look as long as you like, and ask when you're ready.

What if I'm not ready for a year?

Then we plan for a year from now.

Which areas do you cover?

Santa Maria, Orcutt, Nipomo and Guadalupe. Just outside those? Ask.

Can I search homes for sale here?

Tell us what you're looking for, and we'll watch new listings for you.

¿Habla español?

Sí. Roberto le atiende con gusto en español, por mensaje de texto, por teléfono o en persona.
